About the Winstanley and York Road regeneration project
The Winstanley and York Road Joint Venture partnership have a far-reaching vision for the area which builds on the aspirational master planning process carried out by the Council.
Our masterplan replaces all existing council rented homes as well as providing new affordable housing including additional social rent, shared equity for all existing resident leaseholders, new affordable rent homes as well as low cost home ownership options surrounding a new park and leisure building for the use of the wider community.
There will also be major improvements to the physical environment, new commercial and community facilities, with the creation of jobs, education and training opportunities, during and after the redevelopment. Residents can look forward to living in modern, energy efficient homes in an area which feels safe and welcoming for everyone.
The regeneration will deliver an attractive new neighbourhood, where people are proud to work, live and visit.

Our commitments to you
In 2012, the council made commitments to all existing secure tenants and resident homeowners, that they will be offered the opportunity to stay in the regenerated area. The redevelopment of the estate will be phased so residents will not need to move until their new home is built.
Regardless of how the plans may adapt as they are delivered, we are dedicated to supporting residents through the process with a set of rehousing and compensation commitments.

The masterplan
In the summer of 2013, we appointed a specialist masterplanning team including Levitt Bernstein Architects to work alongside us and the local community to develop ambitious new plans for the improvement of the Winstanley and York Road estates.
Through close consultation with estate residents and stakeholders we developed a ‘Preferred Option’ for the regeneration of the area which was presented to the public in February 2014.
The Preferred Option has been further developed and refined since that time with Taylor Wimpey in the joint venture partnership lead by Winstanley and York Road architects, HTA Design.
At the centre of our masterplan is the newly designed park by Farrar Huxley Associates landscape architects, which will become a unique space protected from York Road, available for residents of the new and existing surrounding neighbourhoods. A new street network will also improve access to the park and create a healthy and green environment for movement through the area.
Central to the improved neighbourhood is a new community building providing combined leisure, library, community and children’s centres. This hub of community space is positioned to optimise the views of and the building’s relationship with the park. LA Architects have worked closely with local people to ensure that the building works for them and the future.
